Rent is due in advance of the 1st day of the month. Rent paid after 5:00 p.m. on the 5th day of the month will be subject to a late charge. Neither ill health nor unemployment, nor any other cause will excuse or exempt you from the foregoing late payment charges.

Pets are allowed at some of our properties, but not all of them. If the property that you are interested in allows pets a non-refundable pet deposit will be required, and you will be required to sign a separate pet agreement.
Alterations or changes to the property must be approved by the Landlord. You will be required to pay for restoring the property to its original condition for any unauthorized modifications.
According to the joint tenancy clause each person who signs a lease agreement is responsible for rent. If more than one tenant signs the lease, the responsibility and liabilities are considered to be joint; therefore, if a roommate moves out before the lease expires the full rental amount is still due. Failure to pay your rent in its entirety will result in eviction.
Some downtown properties offer off-street parking, others do not. However, street parking permits are available from the City of Charleston with a signed lease. Generally, two parking permits are allowed per property.
No. We require that you look at the property first. This way we do not waste time processing your application if you decide that you do not want to rent the property.
Yes. The application fee is $35 and must be submitted with your application.
No. Your security deposit is used to cover any damages that may have happened to the property during your tenancy. Legally, it cannot be used as your last month’s rent.
No. Smoking is a violation of the lease and considered damaged. Any evidence of smoking will be heavily fined and could possibly result in eviction with continued financial responsibility for the remainder of the lease.
